Nevada rent late fee law

The cap

Under NRS 118A.210(4), Nevada caps late fees at 5% of the periodic rent, and the maximum may not be increased by stacking earlier late fees — no fee-on-fee compounding.

When the fee can start

For any tenancy longer than week-to-week, no late fee may be charged until at least three calendar days after the rent due date. The fee must be set forth in the rental agreement, and written agreements must state all required fees and their purposes.

An over-cap, early, or non-lease-based fee is not lawfully collectible. Demand a refund of anything collected beyond what the statute allows.
